    Before looking at homes, we’ll talk about your goals, preferred locations, timeline, budget, and what matters most to you. We’ll also explain buyer representation, how we may be compensated, and the documents needed before touring homes, clearly and upfront.

  2. Know Your Buying Power

    A trusted lender can help you understand what you may qualify for, estimate your monthly payment, and compare available loan programs. We can introduce you to experienced lenders, but the choice is always yours.

  3. Find the Right Home

    We’ll help you search for homes that fit your needs, lifestyle, and comfortable budget. As we tour properties, we’ll point out features, potential concerns, resale considerations, and details that may be easy to overlook.

  4. Write a Strong Offer

    The purchase price is only one part of an offer. We’ll help you evaluate comparable sales, market conditions, financing terms, timelines, concessions, and contingencies. Before you sign, we’ll explain what each section means and answer every question.

  5. Complete Your Due Diligence

    One of us attends the home inspection and helps you understand what the inspector found, what may be typical for a home of that age, and which safety, mechanical, or costly items may be worth addressing. We also help monitor the appraisal, financing, title, and important contract deadlines.

  6. Close and Receive Your Keys

    We’ll help you prepare for signing, review the final steps, and stay in communication through recording and key delivery. Our relationship doesn’t end at closing. If you need a plumber, handyman, contractor, or another trusted resource later, you can still call us.

Three Common Home Buying Misconceptions

“I need 20% down.”

Not necessarily. Several loan programs offer lower down-payment options, including programs for qualified first-time buyers. Arizona may also have assistance programs worth discussing with a trusted lender.

“I should wait for a better market.”

There is no single perfect market for everyone. The right time depends on your finances, current housing costs, employment, future plans, and how long you expect to remain in the home. We’ll help you consider the complete picture so you can make an informed decision without pressure.

“Working With a REALTOR® Will Cost Me Too Much.”

Don’t assume, ask us. Compensation can vary by transaction. Before you commit to anything, we’ll explain how we may be paid, what options may be available, and whether you could have any financial responsibility. No surprises and no confusing real estate language.

The sales representative in the model home works for the builder. We work for you.

Many builders require your REALTOR® to accompany and register you during your first visit. Contact us before touring a new-home community, even if you are only looking.

With years of experience and strong builder relationships throughout the Valley, we help you compare communities, evaluate homesites and floor plans, understand available incentives, and make informed decisions. We remain involved from your first visit and lot selection through construction check-ins, inspections, and the final walkthrough.

  • Builder knowledge. We know many of the Valley’s builders, communities, sales teams, and floor plans.

  • Buyer opportunities. We help identify available financing promotions, rate buy-downs, closing-cost assistance, and upgrade incentives.

  • Contract guidance. We explain the builder’s paperwork, important terms, deadlines, and how they may affect you.

Eleven don'ts

To avoid jeopardizing your home purchase

Your file gets re-checked between loan approval and closing. Any of these can put it at risk.

  1. change jobs, go self-employed, or quit.

  2. buy a car, truck, or van. You may end up living in it.

  3. lean hard on charge cards or let any account slip past due.

  4. spend the money you have set aside for closing.

  5. leave debts or liabilities off your loan application.

  6. buy furniture with closing funds or on credit. Browse all you like, just don’t buy.

  7. let anyone run a new inquiry on your credit.

  8. deposit anything without checking with your loan officer first. If you do, keep a copy of the deposit item for your lender.

  9. switch banks or move money to another institution.

  10. co-sign a loan for anyone.

  11. get married mid-escrow. Wait until after it closes.
